I am a believer in continuing
education. Designations represent that continuing commitment. My personal
designations range from the little known to the highly recognized and respected
in real estate circles. The cost of obtaining them range from about $100 to
$3-5000, and the annual renewal is $25 to $250. So which are the most valuable?
At a NAR Convention, those sponsored by NAR, such
as ABR, GRI, and CRS, may enjoy the most respect among my colleagues. However,
when it comes to explaining the value of my expertise to the public, a couple of
non-NAR designations consistently convey benefits easily recognizable to
potential and real clients. Those include my Certified EcoBroker and my CPS.
My colleagues refer to me partly because of my
designations. My clients on the other hand, typically have no idea, and often do
not care, what all of those acronyms mean. They simply want to know how much I
can get them for their property. So, explaining how the designations translate
to value to them is important.
At the listing table though, merely indicating
that I possess special training and knowledge about determining price and value
catches a seller's eyes, ears, and attention. After all, what is more important
to them than how much they will get for their property? And every little bit of
credibility helps, as you all know. The credential also helps to offset a desire
to list with someone else at a higher, but unreasonable, price (oh, no one tries
to 'steal' listings in your market?). So perhaps my Competitive Pricing
Specialist (CPS) designation, though the easiest to obtain, lowest initial cost
(currently $79) and lowest to renew ($25 per year), might just be my most
valuable professional designation for my bottom line. And that education is
invaluable in today's unsettling market.
