How It Works |
XpertCMA is already configured to import data from
most MLS systems, though XpertCMA will provide accurate results whether the comp
data is imported or entered manually. If the number of comps is limited, it may
be just as efficient to enter the comp data, since none of the subjective factor
data is in the MLS anyway. Almost all MLS have an option to "export" or
"download" and save data from a search of comps to the user’s personal PC. Most
agents are not aware that this feature is in place and have not used it
previously.
XpertCMA can be configured to import search data exported from almost any MLS in
a few minutes. It is just a matter of matching the field names. We prefer
to do it for you, but you could do it yourself from the MLS Control menu. |

NOTE: XpertCMA will provide accurate
results whether the comp data is imported or entered manually. If the number of
comps is limited, it may be just as efficient to enter the comp data, since none
of the subjective factor data is in the MLS anyway. We can easily configure for any MLS that has a
method for it's users to export search files in almost any format. This includes
Sandicor, FMLS, NRMLS, Voyager, Paragon, FNIS, MRIS, NETRIS, RMLS, Risco,
Fidelity, TREND, TEMPO, REIL, MLXchange, IRES and almost all custom or local
systems. We just need to match your field names with XpertCMA, a 5 minute job.
Here is what we need to be emailed as an attachment:
This entire procedure should not take more that a few minutes of your time
and will save you many hours in the future. Almost all MLS have an option to export and save
the data from a search of comps to the user’s personal PC. Most agents are not
aware that this feature is in place and have not used it previously.
The common procedure is to perform a normal search for 5-10 comps, either
active or sold. Rather that printing, emailing or viewing in various formats one
of the options should be to “export” or “save” the data as a text file.. The
format options are usually (1) tab-delimited (a .txt file), (2) comma-separated
(a .csv file), (3) pipe-delimited (a .cmf file) or (4) Excel (a .xls file). None
of these files would normally mean anything to the user and if viewed would not
make much sense, however, the file would contain all of the property data for
each comp in a readable format by the computer in the right programs.
Most agents have been able to find the “export” option, save the file on
their PC, and email it to us. If the file is of the right format we can match
your MLS fields with XpertCMA and send you a small file to install to configure
your MLS. This is a one time procedure. From that point, you can do a search of
up to 20 comps, import them into XpertCMA. The program will immediately analyze
all comps, adjust for differences, color code the adjustments and quality sort
the comps. The result is awesome.
If you are not able to “export” the file, your MLS should be able to show you
the procedure to export an ASCII file from a search. The file you want is for your personal use, not XpertCMA. There
is no intellectual property issue. You could use the file in Excel for your own
purpose or in XpertCMA which is on your personal PC also. If you have a choice
of fields to export, choose “all fields” rather than creating a custom list or
ask us which to add to a custom list if no other alternative. |

When in Paragon, click on “Preferences.”
Under Spreadsheets click on “MLS Listing Summary Spreadsheet”
A new window will open listing the available fields on the
left, then another box on the right showing what fields have been chosen. To
select all of the fields, click in the small blank box at the upper left
corner. Then hit “add.” This will move all the fields from the left box into
the right box. While all those fields are still highlighted, uncheck the
boxes, “use short label” and “use short value, if available.” The click
“save & close”
To do a CMA—Run your comps and select
them. Choose “MLS Listing Summary Spreadsheet” as your view. Then export.
Dubuque, IA - Paragon
To export the
file from Paragon:
1. Click on Search /Property, enter your primary criteria, then Search. It
will be spreadsheet form.
2. On the top choose the comma delimited.
3. Click anywhere on the screen and Clk Ctrl A, to select all. Then click
Ctrl C to copy, Click on Windows R to start notepad, Clk Ctrl V to paste it
on notepad.
4. Save it where you want and when you open your CMA you can import your
comparables from wherever you saved it.
MLS in Boise - Paragon III
Step-by-step procedure for exporting searches from the
Paragon 3 MLS:
1. Determine properties to use in "spreadsheet form"
2. Go to views/reports button and highlight "specialty views" and pick
"Excel"
3. In the Excel spreadsheet click on the green X (Excel) This pulls up
Microsoft Excel
4. Save as Text (Tab-Delimited) to desktop
5. Import into Xpert CMA Residential
6. If doesn't import, copy and paste into "My Documents" and import from
there.
